Terms & Conditions

  1. Surrender of Premises & Use Restrictions Tenant agrees to return the unit in its original condition (normal wear, accidental damage, and fire excluded) at lease end. No subletting, assigning, or installing shelves/fixtures without written consent. Tenant must use only one personal lock per unit and keep it locked at all times.

  2. Prohibited Items & Liability No explosives, flammable liquids, contraband, or illegal items allowed. Tenant must follow all posted rules. Tenant is responsible for any damage and releases Management from liability for any property loss or damage, including due to fire, theft, water, storms, pests, vandalism, or other causes. Management does not provide insurance; Tenant should obtain their own.

  3. Lease Term & Renewal Leases end on the last day of each rental period. If Tenant fails to vacate or remove their lock, the lease renews for one (1) month. Management may terminate the lease if Tenant violates any terms.

  4. Move-Out Notice Tenant agrees to give Management ten (10) days written notice of his intention to vacate his storage unit. THERE ARE NO PRORATED RENT REFUNDS IN THE EVENT THE UNIT IS VACATED BEFORE THE LAST DAY OF THE MONTH. If the unit is vacated on or after the first of the month, a full month's rent is due.

  5. Refunds: Rental fees are non-refundable once access to the storage unit has been granted or the rental term has begun. Customers may cancel prior to the move-in date for a full refund of prepaid rent and deposit. Cancellation Before Move-In: Customers who cancel their reservation more than [48 hours] before the scheduled move-in date will receive a full refund. Cancellations within [48 hours] may incur a [fixed $25] administrative fee.

  6. Security Deposit: Deposits are refundable after the unit is vacated, provided: The unit is clean and free of damage, The lock is removed, All personal items are cleared out, and All rent and fees are paid in full.

  7. Payment Terms & Late Fees Rent is due on the 1st of each month. Payments after the 14th incur a $25 late fee. If payment (including late or returned check fees) is not made within 30 days of due date, Tenant is in default. No bills will be mailed.

  8. Lock-Out for Non-Payment Management may overlock the unit after day 30 of non-payment. Access will be denied until all amounts due are paid in full.

  9. Lien & Sale of Property If in default, Management has a lien on stored property and may sell it to recover rent, fees, and costs. Only full payment of the lien amount will stop the sale.

  10. Lock Removal & Administrative Fees Management may cut Tenant’s lock (fee: $25) to appraise or move goods. Tenant is responsible for any damage or expense. Once current, Tenant must replace the lock immediately. Tenant is solely responsible for securing the unit and its contents.

  11. Legal Fees Tenant agrees to pay attorney’s fees and legal costs if Management must enforce the lease.

  12. Emergency Access Management may enter the unit during emergencies using reasonable force. Access may be denied during bad weather or emergencies.

  13. Returned Check Policy Returned checks incur a $50 fee and will cause the unit to be overlocked until all charges are paid via cash, bank transfer, certified check, or card.

  14. Rent Increases Rental rates, fees, and charges may increase with 30 days’ written notice. Continued occupancy after notice constitutes agreement to the new rate. Notice is effective upon email to Tenant's on-file address. Tenant must update email within 20 days of any change.

  15. Payment Methods Tenants in default or with returned checks must pay by cash, bank transfer, or card. All others may pay by cash, check, bank transfer, or card.

  16. No Residential Use Residential use of the unit is strictly prohibited.

  17. No Utilities Provided Management does not provide electricity, water, or restrooms.

  18. Garbage Disposal Trash must be disposed of in designated receptacles or offsite.

  19. Vehicle Policy No vehicles may be left on the property after 8 PM. Unauthorized vehicles will be towed.

  20. Exterior Cleanliness The area outside the unit must be kept clean and free of stored items.

  21. Business Activity No business operations or sales are allowed without written approval.

  22. No Generators Generators are not permitted in the unit.

  23. Management’s Agents All rights granted to Management may be exercised by its agents or representatives.

  24. No Oral Agreements This lease is the entire agreement. No oral modifications are valid. Tenant agrees not to rely on any verbal statements made by Management.

  25. Binding Terms These terms apply to all parties, including their heirs, executors, and assigns.
